A firm offer, in writing
Plain-English terms on paper, all cash, and no financing to fall through.
Your terms don't change
No surprise price cuts after you agree, even if a partner buyer closes instead of us.
Your date, your call
Close in weeks or wait months. We work around your move.

Illustrative example only. It is not an offer to purchase or an appraisal of any property.
We see it before we offer
A short walkthrough comes first, in person or by video, so the number we put in writing is one we'll stand behind at closing.
Firm means firm
The price you agree to is the price at closing. We only revisit it if something serious comes up that wasn't known, and we'll show you exactly what it is.
Partner buyer? Same deal.
Most of the time we buy the house ourselves. If a trusted partner buyer closes instead, your price, terms, and closing date stay exactly as written, and we'll tell you before closing.
Take your time
No pressure and no exploding deadlines. Review it with your family and your attorney, then decide.
Before you decide
The list price isn't what you walk away with.
Selling the traditional way usually brings a higher price. Here's roughly what it costs to get there, so you can compare it fairly with a cash offer.
Your best guess is fine.
Prep, time on market, attorney review and the buyer's mortgage, counted together. Starts at 4, 5, or 7 months depending on condition. Adjust it to fit your situation.
What you still owe. It's paid off at closing either way, whether you list or sell for cash.

Estimated walk-away
$0
About $0 goes to costs, and you wait 5 months with showings and financing risk.
Now compare it with a written cash offer: no repairs, no fees, closing when you want.
Compare with my cash offerRough estimate for illustration only, not financial, tax, or legal advice. It assumes about 6% total commission, the 0.4% NY State transfer tax (plus NYC's 1% transfer tax under $500,000, or 1.425% at $500,000 and up, in the five boroughs), about $2,500 for your attorney plus about $250 for the mortgage satisfaction recording and smoke/CO certificate, prep and inspection credits that scale with condition, and carrying costs of about 0.5% of value per month (taxes, insurance, interest, utilities). Your actual costs will vary.
How it works
Three steps. You can stop at any one of them.
Tell us about the house
Answer a few quick questions online. No photos, documents, or cleaning needed.
About 60 secondsWe see it and run the numbers
A short walkthrough in person, or by video and photos if you're out of the area. Then we prepare your written offer.
20–30 minute visitPick your closing date
If the offer works for you, your attorney reviews the contract and we close on the date you choose. If it doesn't, no hard feelings.
Weeks or months, your callA straight answer on timing: In New York, every sale goes through attorney review and a title search. With clear title, a cash closing typically takes 2–5 weeks. Probate, liens, or open permits can take longer. We'll tell you upfront how they affect your timing, and work with your attorney and the title company to clear them. Liens are usually paid off from the sale at closing.

Protect yourself
Questions to ask any cash buyer, including us.
Some "we buy houses" companies lock up your house, shop it around, and come back weeks later with a lower price. Ask these before you sign anything.
Who is the buyer named on the contract?
HomeSell Advantage or one of our affiliated companies, often an LLC set up for the purchase. If a partner buyer closes instead, your price, terms, and closing date stay exactly as written, and we'll tell you before closing.
Can you show proof of funds?
Yes. Ask, and we'll provide it with your written offer.
Will the price drop after the inspection?
We price repairs in before we make the offer. We only revisit it if something comes up that neither of us could have known, and we'll show you exactly what.
Who pays the closing costs?
We cover our side of the closing, and your written offer spells out exactly what you'll receive.
Can I use my own attorney?
Please do. In New York you should have one. They review everything before you sign.
What happens if I say no?
Nothing. No fees, no pressure, and no endless follow-up. Your information stays with us.
Who you're dealing with
A local New York buyer, not a national call center.
HomeSell Advantage buys houses directly from homeowners across the five boroughs, Nassau, and Suffolk. When you reach out, you talk with our own team. We follow a clear process so nothing gets missed, but you'll get straight answers, not a sales pitch, and we never sell your information.
Questions
Straight answers.
Your offer
How do you come up with your offer?
We look at the house's condition, what it will take to bring it up to date, and what similar homes nearby have sold for. We see the house before we make an offer, so the number we put in writing is one we'll stand behind at closing.
Do cash offers tend to be low?
Not as low as most people expect. Our offers are based on your home's real market value and its condition.
A traditional sale comes with agent commissions, repairs, months of holding costs, and closing fees. Once those come out, the gap is often much smaller than people think. Run the calculator above with your own numbers to see what a traditional sale would really leave you.
Am I obligated to accept?
No. Requesting an offer is free, and you can say no at any point before you sign a contract your attorney has reviewed.
Are there any fees or commissions?
No commissions and no fees to work with us. Your written offer spells out exactly what you'll receive at closing, including any payoffs such as your mortgage or liens.
Will you be the one buying my house?
In most cases, yes. The buyer on your contract is HomeSell Advantage or one of our affiliated companies, often an LLC set up for the purchase. Occasionally a partner buyer we work with closes instead. If that happens, your price, terms, and closing date stay exactly what you agreed to, and we'll tell you before closing.
Timing and your next move
How fast can you close?
With clear title, cash closings in NYC and on Long Island typically take 2–5 weeks, because New York requires attorney review and a title search. If you need more time to move, we can schedule the closing months out.
I need money for a down payment on my next home, but I won't have it until I sell. Can you help?
Yes. Because we pay cash and you choose the closing date, we can line our closing up with your purchase so the funds are there when you need them. Tell us your target dates and we'll plan around them.
I want to sell, but I don't know where I'm moving next. Can you help?
Yes. You choose the closing date, and we can talk about flexible move-out timing, including staying in the home for a short time after closing while you settle your next step.
Mortgage, liens, and money trouble
I owe more on my mortgage than the house is worth. Can you still buy it?
Sometimes. When the payoff is more than the sale price, the lender has to agree to accept less, which is called a short sale. We'll review your situation confidentially and tell you honestly whether it's workable.
I'm behind on payments, or foreclosure has started. Is it too late?
Usually not. In New York, foreclosure goes through the courts, which often takes many months. You can generally sell any time before the foreclosure auction. The sooner you act, the more options you have.
Can you buy a house with liens or back taxes?
Yes. Liens, judgments, and back taxes are usually paid off from the sale proceeds at closing, through the title company, so you don't need cash up front to clear them.
Estate and probate
I inherited a house. Do I have to go through probate before I can sell?
In most cases, someone has to be given authority by the Surrogate's Court before the house can be sold. That's usually the executor named in the will. You can start planning the sale while that's in progress, and we'll coordinate timing with the estate's attorney.
I'm an heir, but there's no will. Can I still sell?
Usually, yes. Without a will, the court appoints an administrator through the estate administration process, and that person can sell. An estate attorney will guide that step, and we'll work with them on the sale.
Several family members are involved. Can you help everyone get on the same page?
Yes. We put one clear, written offer in front of everyone, so every heir and their attorneys review the same terms. Everyone with authority to sell will need to sign.
The house
Do I need to clean or repair anything?
No. Sell it exactly as it is. Take what you want and leave the rest: furniture, belongings, and debris included.
Can you buy a house with tenants in it?
Yes. We can buy with tenants in place. Leases and security deposits transfer at closing, and we follow New York's tenant protection rules.
What areas do you buy in?
All five NYC boroughs (Brooklyn, Queens, the Bronx, Staten Island, and Manhattan) plus every town in Nassau and Suffolk counties.
